A purchase, sale, or refinance brings together a contract, a property title, money, and a timetable. Early organization helps the legal team understand the transaction and identify the documents needed for the proposed work.

THE AGREEMENT AND EVERY AMENDMENT

Provide the signed purchase or sale agreement, schedules, amendments, and correspondence about changes. Identify the property address, the names of the parties, the proposed possession date, and any approaching condition date. A summary is useful, but the actual documents are needed to understand the agreed terms.

Tell the office about a term that you do not understand or a change being proposed. Do not assume that a discussion with another party has already changed the written agreement. A PURCHASE AND ITS FINANCING TIMELINE

WHAT A REAL PROPERTY REPORT SHOWS

RECA describes a Real Property Report as a diagram based on a land survey showing boundaries, buildings, and structures. It is different from simply seeing a property in person. If an RPR is available, provide it with any accompanying compliance material and identify alterations you know about.

Where an RPR is missing or a concern has been raised, discuss the actual contract and available options with the legal team. Do not assume that title insurance, a survey, and municipal compliance documents answer the same question. The appropriate review depends on the property and the agreement. SELLING AND EXISTING FINANCING

For a sale, identify the mortgage lender and any other financing or registered matter you know about. Provide the sale agreement and the proposed completion date. If you have received a payout statement or correspondence concerning the title, tell the office and make the document available.
